Are you an estate agent!

No, usellhomes.co.uk is not an Estate Agent, but an advertiser . It’s the same as placing an advert in your local paper! Read what The Office of Fair Trading says:

Can I use an estate agent at the same time as Usellhomes.co.uk?

Yes, but be aware that the majority of estate agents will try to tie you into a sole seller agreement.This means that even if you sell your home through our advertising or even by word of mouth without any estate agent involvement,the estate agent you have signed on with may still demand payment for selling your home.Ensure you read the small print before signing any contract.

Do you charge commission?

No,we only charge you once for your advertising package. With private house sales and property lets, no commission is  payable to us.

Does selling privately really work?

Yes, many people do it every year. The main considerations in selling or letting your home are; having an internet presence, for sale/ to let board’s, the correct asking price and the presentation of your property.Remember you need to employ the services of a solicitor to actually manage the sale.

Do I legally need an Estate Agent or Letting Agent?

No, Estate/ letting Agents simply introduce interested people to the sellers or landlords. They have no legal function. You will save £1000’s by talking to the interested people yourself, and cut out the middle man. You know your home better than anyone

Do I need a solicitor?

Yes, we only deal with the advertising of your home,you will still have to seek the services of a reputable solicitor to handle all legal aspects of your sale. Speak to several of your local solicitors and ask them for quotes on how much this will cost,the figures should not vary too dramatically and it's your decision who to employ.

How many photos can I display?

We will display up to 10 photos of your property.

Can I change my advert after it is published?

Yes, you can change asking price, description and photos. Simply contact your Usellhomes agent and we will endeavour to update your advert within 24-48 hours. You cannot however change the address of the property that you are selling or letting once confirmed.

Do agents give accurate property valuations?

It depends on the agent. Estate agents are not generally officially qualified to give valuations. This is the job of a surveyor. All agents do is set an asking price based on their company guidelines, and current properties for sale in your area. Take into consideration that some estate agents will over value your property just to get you on their books, don’t be blinded by this.If you do decide to go with an estate agent make sure you get several valuations and quotations for services before you choose.

How do I value my property?

Do what everyone else is doing,consult a property value database on the internet such as

This a useful site which can give the last five years houseprices in your area. This in itself doesn't give you a 100% accurate valuation as age and condition of your property has to be considered.A proper valuation can only really be carried out by a qualified surveyor.
